Thermal leak detection uses an infrared camera to display surface-temperature differences. It can reveal patterns associated with hot pipes, evaporative cooling or wet materials, but the image must be interpreted carefully because many non-plumbing conditions affect temperature.

What a thermal camera actually sees

Infrared cameras measure emitted surface radiation and convert it into a temperature image. They do not see through walls and they do not directly photograph water inside a structure.

Hot-water pipe leaks

Escaping hot water may warm a floor, wall or ceiling. A spreading warm pattern can help trace the affected area, especially when the system has been operating long enough to create contrast.

Cold-water leaks and evaporative cooling

Moist surfaces can appear cooler as water evaporates. Temperature differences may also arise from drafts, air-conditioning, shading or insulation gaps, so moisture readings are usually needed as confirmation.

Best conditions for thermal testing

Clear contrast improves results. Technicians may control water use, wait for surfaces to stabilise and avoid testing immediately after strong sunlight or major temperature changes.

Common false positives

Electrical equipment, hot-water pipes without leaks, sunlight, missing insulation and air movement can all produce thermal patterns. A colourful image is evidence to investigate, not proof by itself.

Using thermal imaging with moisture meters

A thermal camera identifies unusual areas quickly, while a moisture meter helps determine whether those areas contain elevated moisture. Together they can narrow the likely source.

Slab and underfloor investigations

Thermal imaging can be useful where hot-water pipes run beneath floors. Concrete thickness, floor finishes and pipe depth influence what appears at the surface.

What thermal imaging cannot confirm

It may not distinguish plumbing water from roof ingress, condensation or waterproofing failure. It also cannot reliably locate every cold-water or underground leak.

From detection to repair

Once the evidence points to a likely area, pressure isolation and targeted access may be required. The goal is to minimise unnecessary opening while ensuring the actual defect is repaired.
